Construction tour: The changing face of Cottage Grove, residential and commercial
COTTAGE GROVE — The city continues to build, change and grow.
This summer was no different, bringing in $435 million in economic development, the highest the city has ever brought in.
The investments show, as does the amount of dirt moving, construction trucks and machinery that can be seen in each community.
The construction from this summer will continue into fall and winter, and here's how:
• The former Payless ShoeSource is undergoing renovations to become an OrangeTheory Fitness studio. Work began late in September at 8621 E. Point Douglas Road.
• Muddy Cow is gutting the inside of the former Ruby Tuesday to create an all-new dining experience for the building. The anticipated opening is around Thanksgiving at 7350 Hardwood Court.
• The McDonald's at 7355 E. Point Douglas Road was torn down near the end of August, and is expected to reopen as a new building in December.
• Presbyterian Homes' Norris Square more than doubled this year, and will be opening soon. The complex at 8200 Hadley Ave. added a 64-unit independent living building and a 75-unit skilled nurse and memory care facility will connect to the standing building through a small town center housing administration, the chapel and a wellness area.
• The long-awaited East Metro Public Safety Training Center — formerly known as the HERO (Health and Emergency Response Occupations) Center — broke ground and began mass site-grading Oct. 11. It's anticipated that construction will last about one year and then open at its site next to City Hall.
• Park Place Storage is set to complete two of five planned self-storage facilities this fall at 7552 W. Point Douglas Road. The 13-acre lot will house buildings from 24,000 to 64,000 square feet and will have individually owned units that range in size from 300 to 15,000 square feet.
• Triple Angels assisted living has a strong start on the new 20-bed facility that will start with 10 beds in its first phase, with a planned expansion later at its 7150 W. Point Douglas Road location.
• North Star Sheets opened its doors this summer after a speedy build in the business park that began in March. The corrugated paper manufacturer created around 50 jobs inside the brand new 160,000-square-foot building.
• TJ Maxx and HomeGoods opened Oct. 28. Planet Fitness will also fill a space in the old Home Depot. Renovations have begun and will likely be complete sometime this winter.
• Kingston Fields: Kingston Fields is a 124-lot development on about 60 acres. Developer DR Horton is constructing a mix of villa and single-family homes starting around $400,000.
• Calarossa second edition: This development by Lennar will add 355 single- and multi-family homes across 165 acres over the next several years, near the border with Woodbury. The four housing types are single-family homes on 70- to 80-foot lots, villa homes on 55-foot lots, quad townhomes and "next gen" homes. The quad townhome units are estimated to start in the mid-$200,000 range, the villas in the low-$300,000 range, and the larger lot homes will be in the mid-$300,000 to $400,000 range.
• Eastbrooke: This development near Hadley Avenue, 65th Street and the Woodbury border will contain 124 homes on 55- to 60-foot lots when complete. After development about 40 percent of it will remain open space, with some tree preservation and replacement.
• Hamlet Heights: The long-vacant dead end of Hamlet Avenue will soon be filled with 24 new homes. The neighborhood, settled between Pine Hill Elementary and Hamlet Park, will extend a cul-de-sac that's gone undeveloped for over 60 years. Eternity Homes is developing the homes estimated to cost between $350,000 and $450,000.
• Former municipal pool site: The former swimming pool site will be converted into three homes built by Habitat for Humanity on the property at 85th Street and Grange Boulevard. The homes are planned to be one-story, four-bedroom between 1,300 and 2,100 square feet.
• Summer's Landing second phase: The sprawling development at Hadley Avenue and 95th Street will contain over 380 homes when complete. About 55 homes are already complete, and the second phase underway this year will contain 91 homes. The homes — built by custom home builders Robert McNearney Custom Homes, Inc.; Distinctive Design Build, LLC; and Fieldstone Family Homes, Inc — will start around $300,000.
• Mississippi Dunes fifth edition: The Mississippi Dunes development, built on Hadley Avenue, 95th and 100th streets, will add its last 44 homes this year. The single-family homes will match the rest of the development that started over a decade ago. The 44 homes were originally approved in 2003 with the rest of the residential development, and will be under construction as soon as weather allows. The site was graded in 2003 along with the development's first phase of construction. The last phase was done in 2013.
