More housing construction approved in Cottage Grove
The housing market in Cottage Grove appears to be steadily growing and with the recent approval of two more subdivisions, the east side of the city will soon be bustling with single-family home construction.
The City Council last week gave the green light for Ryland Homes and D.R. Horton to build upward of 160 detached single-family homes in the Upper Ravine area of the East Ravine neighborhood of Cottage Grove.
In April, D.R. Horton brought forth its plan to construct Eastridge Woods, a development with 37 lots on a plat of land approximately one-quarter of a mile west of Keats Avenue and north of 70th Street. Because Eastridge Woods is being constructed adjacent to Newland Homes' Ravine Meadows development, the two firms have been working together to create a single homeowner's association. A representative from D.R. Horton told council members last week that the finalization process of the single association has halted for the time being as Newland Homes processes their paperwork.
"It is our understanding that both (D.R. Horton and Newland Homes) have a handshake and it's just a processing issue," City Administrator Ryan Schroeder said. "It is our expectation that you will see Newland at the next council meeting."
The representative of D.R. Horton said the two companies are "97 percent" of the way completed with association contracts.
The council unanimously approved the final plat application for the first of four phases of development.
Earlier last month, Ryland Homes presented the city's planning commission with blueprints for a 133-lot subdivision on property owned by the Wolterstorff family. The proposed high-end housing development is located on roughly 70 acres of land located directly north of The Waters at Michael's Point, west of Jamaica Avenue and south of Military Road.
"We're moving full steam ahead," Ryland Homes representative Michael Ramme said last month. "Our intent would be to get something in the ground later this summer, close on the property at the end of the summer, and have roads and some lots ready to sell through the winter. The land development would continue into the spring and we would be here for a couple years selling the homes. It's an aggressive timeline."
The concept plans detail four bedroom, two bathroom homes with three and four car garages. It is expected that the homes in the subdivision will range in price from $370,000 to as high as $450,000 per unit, with the average price sitting near $425,000.
Both housing developments anticipate having model homes constructed for the fall parade of homes.
