The housing market in Cottage Grove continues its upward swing as 2014 is primed to be a busy year for builders, especially in the Upper and East Ravine areas.

The Cottage Grove City Council got its first look recently at preliminary concept plans for a proposed 302-lot housing development north of 65th Street, between Ideal and Inwood avenues, just south of the Woodbury border.

To the west of the plat is the Pine Cliff housing development and to the south is the Highlands neighborhood. The single-family homes would be built on roughly 141 acres owned by the Bothe family.

Lennar Homes is in talks with the Bothes to design the development in the city’s Upper Ravine, eventually connecting it to Ravine Parkway.

Joe Jablonski, representing Lennar Homes, is proposing to build what he called next generation housing units that provide multi-purpose, larger homes for single families that could double as a rental.

The homes would be constructed with a separate living space Jablonski said could be could used for an elderly family member or be rented out.

“We expect this use would serve a small percent of the neighborhood but it is another option,” he said.

Jablonski said Lennar Homes has built this type of housing in several communities throughout the metro, including Woodbury, Stillwater and Maple Grove.

The size of the homes are expected to be between 1,902 and 3,714 square feet and in the starting price range near $350,000.

Also proposed in the designs is the land dedication for a six-acre park tentatively called Sunny Hill Park. The park would be located on the west/central boundary of the property.

The first development for the park was completed last year and the addition would include a flexible play field, stormwater retention pond, a shelter and trail improvements.

The concept designs are still in early stages as negotiations with the Bothe family continue.

However, according to the city’s master plan, the proposed housing development is in line with future development and would provide for the extension of Ravine Parkway.

To date, Meridian Land Company, Ryland Homes, Newland Real Estate Group, MJR Developers and D.R. Horton have all been approved to build a number of single-family homes in the northeast end of Cottage Grove during the coming years.
